The place is of aesthetic significance because it is recognised landmark in the City of Perth.
The place is of aesthetic significance as an example of a commercial building constructed during the period of economic affluence and increased development that followed the gold boom.
The place is a good example of Federation Free Classical style with decorative classical elements, which contribute visual and textural qualities to the streetscape.
The place is of historic significance because it reflects the expansion and development of commerce and trade in the City of Perth in the early years of the twentieth century.
The place demonstrates the substantial growth that occurred within Perth during the gold rush period.
The place's almost unchanged external appearance of the place is uncommon.
Large three storey corner building with a mixture of timber and iron decoration parapet employing classical motifs conceals roof surface; storeys differentiated by different decorative treatment, continued balcony and verandah at first floor level is not original but represents verandahs at ground and first floor levels which have subsequently been lost.
The building is a fine example of a gold rush hotel of the 1890s, its extravagance and ostentation, which was then new to Perth, is typical of the period. The lavishness of its decoration is demonstrative of the confidence and opulence of the gold rush period. The building is one of the few most elaborate gold rush hotels remaining in Perth. In the 1890s a brewing company was located on the property which became the Melbourne Hotel. In 1897 the property was listed in the rate book as hotel. At this time Milligan Street developed as a residential area. It operated as a hotel and then nightclub until the 1980s. In 1995 the building was used as a private club.
