The place is representative of the time when East Perth incorporated an industrial area in the neighbourhood. The place has rarity value as the last remaining landmark that indicates the industrial history of East Perth. The place is a tangible reminder of the Boans retail chain which was a major contributor to retailing in Western Australia from 1900 onwards and contributes to the community's sense of place and of history. Warehouse A is considered to have greater cultural significance than Warehouse B.
An industrial building of red brick walls and pitched corrugated sheet roof covering, expressed as two stories to the southern bay built up to the boundary of Saunders St. and two single storied bays on the north side, all with gable ends and small paned steel framed windows.
Boans Furniture Factory constructed circa 1930. During the inter-war period furniture was made locally and sold through the prominent Boans Department Store in Wellington St. During this period, East Perth was characterised as the industrial and manufacturing area of Perth. The building was converted to residential use between the early and mid 1990's.
