Category Description
Municipal Inventory Adopted 24 Feb 1998 Classification 4

Classification 4

These sites have some importance, however they are not essential and their retention is not considered to be necessary. These places are included on the Municipal Inventory for historical recording purposes.

Local Heritage Survey Adopted 25 Feb 2020 Classification 3

Classification 3

Sites have heritage significance, though it is likely that these places will or have experienced development pressure. Owners of properties are encouraged to retain and conserve their property wherever possible, although demolition would be supported where there is limited opportunity to retain the existing buildings.

Statement of Significance

The place is representative of early development within Bayswater, in particular the Hamilton Estate, and makes a positive contribution to the streetscape.

Physical Description

Substantial brick house with tiled hip roof vented at the peaks and with protruding corner gables set at an angle. The roof covers a verandah that runs across the front and down the southern side, giving access to the main entrance door, and features full height wooden posts that are linked by a wooden fret across the top supported by ornamental angled brackets.
Windows onto this verandah are large floor to ceiling double hung wooden sash type and are visually linked by a rendered cement band at the top, middle and bottom of the tuck pointed brickwork. A pair of tall cement rendered chimneys project through the roof also at an angle.

History

Contemporary rate books indicate that this house was built by the owner of the Swan Location U, Richard King, probably about 1910 given the style of building. However, King does not appear in the Post Office Directory and may have been an absentee owner. The house was part of the Hamilton Estate.
