Buildings, which due to their character create the atmosphere of Peppermint Grove, therefore should be retained, but may be altered and extended in a manner which is both discrete and sympathetic to the original fabric and character so that a significant proportion of the original building is retained and from the street the additions are seen to be a continuation of the same fabric and character.

Statement of Significance

This single storey brick and iron residence, in the Federation Queen Anne style, with elements of Arts and Crafts and California Bungalow styles, has cultural significance because: it has historical associations with the extended Hobbs family; it is a modest work attributed to Hobbs, for his daughter; it is an example of the design trends in the pre Great War period and retains a high degree of integrity; it is part of a cultural group and a townscape area.

Physical Description

The design of the place quietly and attractively integrates the prevailing residential design trends of the immediate pre GreatWar period. The place is transitional in style, displaying the basic form of Queen Anne, whilst integrating elements of Arts and Crafts and California Bungalow styles. It retains a high level of integrity.

History

The place was built by Hobbs for his daughter. No's 50, 52, 54 and 56 Leake Street were all built on land originally owned by Joseph Talbot Hobbs and later subdivided for his children. It is likely he designed the houses himself. Considerable historical significance.
