Statement of Significance

One of a number of homes in this street of heritage value. Part of the streetscape of a heritage precinct.
Although Molyneux links this house to Edwin Summerhayes via stylistic detail the owner is emphatic that it
is not a Summerhayes house.

Physical Description

1995 Comment: Architectural and streetscape significance.
"Montefiore". This Edwardian Queen Anne bungalow, 1913, has a bellcast corrugated iron/Zincalume roof with candle-snuffer roof over a diagonally-set bay window. The turret is clad with pressed zinc in a fishscale pattern and finished with a tapered turned finial. The casement windows in the multi-sided bay are glazed with diamond-paned leadlights. Set high on a sloping block, the verandah has random-rubble limestone footings. The posts are square-section wood with wooden balustrading between. There are alterations to the rear and east sides of the house incorporating a garage under the verandah.

Reason for Inclusion
1. The place is of higher-order local cultural heritage significance, being classified as Category 2 in the Town’s Municipal Inventory (MI).
2. In 2005 the Town undertook a review of MI Category 2 places towards the Heritage List for LPS3. The study recommended that the property be retained as Category 2.
3. The place contributes to the character and amenity of the street, locality and overall district.

History

In 1905,1908 the land was owned by Ethel Emily Holden, spinster, c/o Peet and Co. In 1913 the land belonged to
Harold Packer Brown, carpenter. In 1914 a house was built by or for Brown. 1918 rented to Archibald Hamlyn.
