The place is considered to have a high level of significance to the City of Kalgoorlie-Boulder and valued by the local community. Maximum encouragement to conserve the significance of the place should be provided to the owner under the town planning scheme.

Statement of Significance

The place has historic value, as it formed part of an extensive tramline system.

The place is also important for its scientific value, as a demonstration of hot-rivet construction popular in the late nineteenth and early twentieth century steel construction in Western Australia which is no longer practised.

Physical Description

The place comprises a simple, steel-framed and metal clad structure with large spans, typical of industrial buildings of the period.

Hot-rivet construction was used in Western Australia before bolted steel structures became popular. However, hot-rivet construction continued to be used in Western Australia after World War I and examples are disappearing. Over time, the place may increase in significance if buildings of similar construction become rare. It's possible rarity value would need to be established through comparative analysis.

Extant examples of hot-rivet construction in Western Australia include Boulder Subway Bridge, Sugar Refinery, Mosman Park (1928), the Drill Hall, Fremantle (1894), and original structures at the Midland Railway Workshops (1905). Early power stations and subway bridges typically used hot-rivet construction. It is believed that the WA Airways hanger on the Maylands Peninsula Police Reserve (1929) is also of this type of construction.

History

The place formed part of an extensive tramline system that, at the turn-of the century in Kalgoorlie and Boulder, supported a combined population of approximately 30 000, and ran a service for 45 years.
