Buildings, which due to their character create the atmosphere of Peppermint Grove, therefore should be retained, but may be altered and extended in a manner which is both discrete and sympathetic to the original fabric and character so that a significant proportion of the original building is retained and from the street the additions are seen to be a continuation of the same fabric and character.

Statement of Significance

The single storey brick and iron residence, in the Federation
Bungalow style, has cultural significancebecause:
it has historical associations with Edward Harrison,
Thomas Bate, Robert Henry Clifton and Patricia
Stephenson;
it is an attractive example of an adapted bungalow of
its style, with a moderate level of integrity;
the place is part of a cultural group and a townscape
area.

Physical Description

The place is an attractive and straightforward example of its
style, which has been sympathetically adapted to current
standards and requirements.
The layout of the bungalow is basically symmetrical, whilst
the verandahs are only located on the front and driveway
facades. The bungalow is visually closer to the Victorian
period than the InterWar period, being close to Victorian
Georgian in character. The place retains a moderate level of
integrity.

History

This place was built on the site of Edward Harrison's house,
by Thomas Bate. Harrison was the gardener for theMcNeils
at the 'The Cliffe' and had, reputedly, been the gardener for
Lord Kitchener in Cairo. Civil Servant Robert Henry
Clifton, Undersecretary for Crown Lands in 1911, bought the
house c.1915 and owned it until c.1955 after which the
residence was owned by his daughter, Patricia Stephenson.
Considerable historical significance.
