Reason for classification: Townscape - architectural
Prominent corner site on one of the major entrances to centre of ciry. Of colourful design (possible French influence), two storeys plus dormer roof. Main facades, parts of interiors and the balcony to former courtyard are substantially unaltered. Main features - an interesting roofline, a lively vertical rhythm to upper facades and tiling of ground floor walls. Present verandah unfortunately disrupts balance of upper and lower facades, particularly on the Wellington St facade. Constructed basically of lead bearing brick, rendered externally.
