The Carnamah Hotel has some local historic significance as a commercial concern which has operated in the'town for a number of years. Further it continues to have social significance for the community as it fulfils a recreational need in the town. The Hotel is a dominant feature of the streetscape given its large size and prominent location. Although it has been altered considerably it remains an important part of the townscape.
Located on a prominent corner on the main street in Carnamah this large two storey building has been extensively modified over recent years. The original section is of rendered brick with a hipped tiled roof which features finials and gablets. There is a separate dutch gable roof over the central section. The modifications are generally restricted to the ground floor and include a light brick extension to the front (north) facade. The upper level verandahs have been enclosed with fibro sheeting and glass. There are two single storey extensions to the rear which form a small courtyard. The windows of these extensions feature brick quoining.
The original hotel was built by G.P. Duncan (Local Information Sheet), in the early 1920s. It was a single storey building with the second storey being added at a later date. (Heydon, pi54)
