Statement of Significance

The place has aesthetic and historic significance as a detailed Federation Bungalow built c. 1895. It forms an integral part of a group of residential buildings that contribute to the historic character of the area that is associated with J.J. Talbot Hobbs, the eminent architect and soldier, who developed these properties. The place is rare as an example of a late nineteenth century residential building still extant within close proximity to the Perth City centre. It is a representative example of a residence in the outer city area that has been converted to offices

Physical Description

Single storey residence with hipped roof clad in c.g.i. Verandah to front under separate roof supported on timber posts with decorative timber brackets. Rendered chimneys with cornices. Wall to street elevation tuckpointed brick. Sidewalls rendered. Timber-paneled front door with sidelights and fanlight. Double-hung sash windows.

History

The cottage is located on Lot Y166, which is registered in the City's rate books for 1891 as being owned by Mr J. J. Talbot Hobbs, the eminent architect and soldier. The Hobbs acquired lots Y166 and 167 c.1891-2. The previous owner appears to have been the surgeon, Edward Scott. It is probable the house was erected for investment purposes. Whether Talbot Hobbs designed the place has not been established. In 1909, Mr Arnold, a painter and decorator, lived in the house.

Integrity/Authenticity

Low level of integrity. High level of authenticity as it is largely as originally constructed with detail intact. Infill panels to front verandah not original.
