The place has historic significance because it reflects the way of life of the wealthier residents of Perth in the late nineteenth and early twentieth century. It is a representative example of a residential property in West Perth that has undergone a change of use to commercial/professional offices with the change and growth of the City. Modifications to the building have reduced the former house's aesthetic value and contribution to the streetscape.

West Perth developed as suburban residential area in the late 1890s. From its inception it had the characteristics of a quality neighbourhood. Proximity to the city centre and Kings Park (then known as Perth Park), and the elevated location provided healthy site drainage as well as cooling breezes and views over the city and hills. The area had social status already associated with addresses in nearby Mount Street and access to the city's piped water system. The area was subdivided into large residential lots for development and proceed accordingly. The homes built in West Perth from the early 1900s included prestigious mansions built in prominent locations and smaller working class cottages in the narrower back streets and towards the northern end of the area adjacent to the railway. Post Office directories show that the house was first listed in c.1905 and allocated a street number (No. 45) which changed to No. 49 in 1908. The house was first occupied by Alex F. Pearse. The Metropolitan Water Supply Survey plan (1954) shows an unusually large design in which there is a corner verandah as well as another frontage with verandah to Richardson Street. The house had a cellar, and there was a garage with lane access to the east side of the lot. There was a small square projecting verandah to the rear of the house. A real estate advertisement in 2020 shows that internally there is little original fabric, and most internal walls have been removed or openings made in them. At 2022 the place is offices. From the street the corner has been obscured by a new glazed frontage, but the original roof is visible behind.
