The place is of aesthetic significance as a fine example of a well detailed Free Classical hotel constructed during the period of economic affluence and increased development that followed the gold boom. The place is of aesthetic significance because it contributes to the visual quality of its location. The place is of historic significance because it reflects the expansion and development of commerce and trade in the City of Perth in the early years of the twentieth century. The place is a representative example of a commercial building constructed in Perth during the period of development and consolidation following the gold boom. The place is associated with Ernest S. Porter, designer of a number of prominent Perth hotels.

The hotel was first constructed in 1885 and was first known as the Clarendon Hotel. Its first licensee was John Molloy and a cottage was located on site, probably for use by the licensee. It was noted that this hotel was the first to install electric lights, telephones and water and was one of the better hotels in Perth at the time. Fitzgerald Street was a main route to the city and areas north of the city where market gardens were located and was a popular place to stop on the way to the Wellington Street markets. The building was renovated in the 1920s and a two-storey addition was built. The name was changed in 1984 to the Fitzgerald Hotel. Northbridge is an inner suburban area, named because it is just north of Perth across the railway bridge. It was approved as a suburb name in 1982.
