Statement of Significance

The Hamersley Road Group heritage area is of:
Aesthetic Value
• As an aesthetically pleasing streetscape with a strong identifiable character, featuring an avenue of mature street trees, which frame views of the largely intact Federation and Inter War residences.
• For its collection of many good, representative examples of Federation and Inter War cottages and villas which collectively illustrate a range and evolution of detailing between the 1890s and the 1940s.
• For the cohesive streetscape created by a limited palette of materials and styles.
Historic Value
• As a representative collection of houses that illustrate the scale and standard of housing for the homes of unskilled workers to semi-professional and tradespeople, in the early twentieth century.
• For the evidence it provides about the manner in which the residence of semi-professional and tradespeople existed alongside the residences of working people and employees.
• For its association with the subdivision and rapid settlement of the area from the 1890s to the 1920s which demonstrates the rapid change of the district in the gold boom period and shortly thereafter.
Representativeness
• As a good representative collection of early twentieth century housing developed within walking distance of transport and services.
Physical Form in the Public Realm
• The houses, which (with the exception of two modern dwellings) were developed predominantly in the period 1898 to 1921, (and one in 1946) have largely retained their original external detailing and form. The defined period and nature of development has resulted in a consistent palette of materials and form, enlivened by diversity of individual details, with a cohesive streetscape.

Physical Description

Single storey brick and iron dwelling with symmetrical façade and hipped roof.

The façade has a tuckpoint finish to the brickwork with twin rendered bands. The side elevations are face brickwork.

The symmetrical façade comprises a centrally placed entrance flanked by pairs of timber framed openings. The entrance consists of a timber and glazed panelled door, with timber and glazed panelled flanking side lights and three section fanlight. The paired windows are double hung sashes with security bars and rendered sill which forms part of the lower rendered band.

The roof is hipped, clad in zincalume. Both brick and rendered corbelled chimneys remain extant. The bullnose verandah canopy is separate to the main roof, supported on turned timber columns with frieze spanning between the posts. The verandah deck is concrete and is accessed via stones steps.

The property is enclosed by a low stone wall, with piers and palisade panel boundary treatment.

History

The parcel of land of approximately four acres designated as Perth Suburban Lot 232 was purchase by NSW gentleman Issac Singlehurst Ponder in 1885.
The plan for the subdivision of this portion of Hamersley Road was formally approved by the Department of Lands and Surveys in 1898. Eight lots on the north side of Hamersley Road west of Federal Street were purchased by local real estate agent Alfred Henry Kearns Axon in June 1898.

Lot 27 and portions of lot 26 and 28 were purchased by civil servant, John Duncan Campbell in 1904. He married Ruby Jean Stubbs in 1904 and it is proposed that this residence was built shortly after as the Rate Books record him as the owner and occupier in 1905. John Duncan Campbell (c1877-1909) worked at the Royal Mint and sadly died at the age of 32 in 1909.

This residence and those at HN262 and 268 are on lots that are larger than those of the original subdivision and of the majority of the nearby properties.

By 1910/11, the house was sold and the Rate Books listed Alfred Hayles (civil servant) as the owner/occupant. Alfred Hayles (c1852-1942) was still listed as the owner/occupier in the 1929/30 Rate Books yet his occupation had been changed to salesman.

The 1910 Electoral Rolls record four members of the Hayles family living at the house.

• Betsy Hayles – married
• Alfred Henry Easton Hayles – lithographer
• James Hayles – telegraphist

Alfred and Betsy, nee McGrotty (c1853-1935) had five children, one of the sons Alfred Henry Easton Hayles stayed on in the house following the death of his father in 1942.

The PO Directories list Hayles as the occupant up until 1946. There is no listing for this place in the 1947 & 1949 PO Directories.

An aerial photograph of the property shows the extent and form of the original residence. The building has not changed significantly in form or extent since that time and retains its larger garden setting.

Integrity/Authenticity

The house presents in a largely authentic manner, retaining much of the original fabric and detailing. The roofing material has been altered but this has little impact on the authenticity of the place.
