Inclusion in the Shire's Town Planning Scheme means a local recognition of the heritage value of a place. Full implication of inclusion in the Town Planning Scheme are outlined in Appendix 1. Should a development application be received for a place, an assessment of the appropriateness of development would be made. Professional advice and consultation would be available, from the Heritage Council of WA, the Shire or specialised consultants, to inform property owners of development options should it be appropriate. Heritage Council and National Trust properties also included in the Town Planning Scheme Provisions.

Statement of Significance

The place represents ways of life no longer practised. The place
is an important streetscape element in the commercial centre of the main street of Yealering.

Physical Description

The timber framed building had horizontal corrugated iron cladding. In 1926 an extension was added on the north side. In 1991 the entire front wall was removed and replaced with weatherboard on the street face gives the appearance of a single building behind the facade. The verandah facade responds to the neighbouring Co-op building and the two storey verandahed hotel in the same street.

History

The place is one of the earliest in Yealering. The site is that of the first blacksmith, run by J Lees, at the back of the block. Mrs Lees ran the tearooms. The place was used for dances and meetings in the early days. In 1926 Ted Coade added a store on the north side, which was run as a hardware and general store. It had a couple of owners; Thrum & Jones and R Roepke, before Kingston bought it in 1928 and ran it until the late 1950s. After that it was run as a general store by H Hotham, until the 1980s when the wall between the store and the tearooms was removed to make a delicatessen. It has since been converted to a residence.
