The Sadlier and Redfern Streets heritage area is of:
Aesthetic Value
• As an aesthetically pleasing streetscape with a strong identifiable character, featuring an avenue of mature street trees, which frame views of the largely Inter War residences.
• For its collection of many good, representative examples of Federation and Inter War cottages and villas which collectively illustrate a range and evolution of detailing between the 1920s and the 1940s.
• For the cohesive streetscape created by a limited palette of materials and styles.
Historic Value
• As a representative collection of houses that illustrate the scale and standard of housing for the homes of unskilled workers to semi-professional and tradespeople, in the early twentieth century.
• For the evidence it provides about the manner in which the residence of semi-professional and tradespeople existed alongside the residences of working people and employees.
• For its association with the subdivision and rapid settlement of the area from the 1920s to the 1930s which demonstrates the rapid change of the district in this period.
Representativeness
• As a good representative collection of early twentieth century housing developed within walking distance of transport and services.
Physical Form in the Public Realm
• The houses, which (with the exception of three modern dwellings) were developed predominantly in the period 1920s to 1940s, have largely retained their original external detailing and form. The defined period and nature of development has resulted in a consistent palette of materials and form, enlivened by diversity of individual details, within a cohesive streetscape.

The house is of brick construction with fairfaced brick to the lower third and roughcast render to the upper section. There is no evidence of a tuckpoint finish previously being applied to the brickwork.
The projecting wing incorporates a gable roof with interesting arrangement of air vents forming a pattern in the apex. The windows are a pair of 6-over-1 timber framed sash windows with secondary glazing to the exterior which impacts slightly on the presentation of the feature. These can easily be removed reinstating the original aesthetic.
The recessed section of the elevation contains a further window that cannot be easily seen due to the planting in the front garden and the main entrance which consists of timber and glass panelled door and fanlight.
The main roof is hipped in form, sweeping down at the same pitch to form the verandah canopy. The roof is adorned with terracotta finials and a rendered brick chimney. The verandah canopy is supported on brick piers with timber posts. Details of balustrade or decking cannot be seen.
The garden is enclosed by a timber picket fence.
This portion of Sadlier Street was subdivided for residential lots in 1893 by owners the NSW company, Intercolonial Investment Land and Building Company. However the lots were not taken up rapidly. In 1896, lots in the Redfern Estate, Subiaco were advertised in the local press as ‘Good Building Lots, near the railway line’. The subdivision was managed by Alfred Axon, the local branch manager for the Intercolonial Investment Land and Building Company. Axon was also a significant individual investor in Subiaco property.
This lot and adjacent lots 68 and 69 were purchased by Carl Wilhelm Sange (sp) in 1896. There is no evidence the lots were developed at this time. The property was transferred to Stanley Roberts sometime prior to the construction of the house c1926 when it is noted in the Post Office Directories as a “new house”. There are no Rate Books available for the period 1920 to 1928.

Tenders were called in November 1925 for the erection and completion of a home for the Workers Home Board at Lot 67 Bronte Street. This may suggest that the first occupant, Stanley Roberts, was a former serviceman as the Workers Home Board administered the Commonwealth War Service Homes Scheme from 1920, however no evidence of his service or other biographical detail about Stanley Roberts has been found in this research. The tender does confirm the date of construction as 1926.
It is noted that the occupant in the 1930s, John Truman lived at 111 Redfern Street for some years.
Aerial photographs indicate the residence has retained its form and extent since the mid-20th century and the original intent of the design is readily determined. The skillion roof addition across the rear elevation has been present in some form since the 1970s.
The house presents with a high level of authenticity, minimal change has occurred to the exterior and the design intent remains clearly visible.
