The place is representative of the development of large hotels in Perth in the 1980s during a period of economic prosperity.
It has aesthetic interest as a good example of contemporary architecture from the 1980s.

The Merlin Hotel was developed in 1982-83. The lot was earlier several different landholdings. For example, the 1948 Metropolitan Water Survey plan shows (from west to east) three houses at 123, 119 and 115 Adelaide Terrace, a large complex (possibly industrial) at No. 99-111, a row of five terraced houses at Nos. 97, 95, 93, 91 and 89, and then on the corner, another industrial building with bowsers at the front.
The Merlin Hotel was a development by John Roberts of Multiplex, later acquired by Mr Stan Perron. It was officially opened on 15 October 1984. When Perron sold it in 1988, it was one of the biggest deals in Perth and the highest price paid for a hotel in the city at the time.
The Hyatt Hotel management chain took over Malaysian Faber-Merlin chain, at which time the Merlin Hotel was renamed the Hyatt Regency. The purchase of the Merlin represented the first big move by the giant Japanese company and the Hyatt chain into Perth property.
