The place makes an important contribution to the streetscape of Hannan Street. The building retains its original façade and has distinctive tiling and window detailing.
The building demonstrates a distinctive parapet with early federation detailing. The shop front may be a later style and is influenced by ‘Art Nouveau’ styling. The tiles to the façade piers and shop front are of this style and match the adjacent (No. 269 Hannan Street) shop front, indicating the shopfronts are later than the original building.
Collectively the two buildings present an intact and significant façade. All four shops (No. 265 to 271 Hannan Street) have similar windows, marble thresholds, tessellated tiling and general detailing.
The façade at No. 271 Hannan Street is the most significant of the four as it is intact and has the additional distinctive tiling and window detailing.
"J. R. Saunders and Co were the original occupants of this building in 1907. Later it became the Swan Meat Butcher with slaughter facilities and cooling chambers to the rear. Its special features included a tiled entrance, fine pressed metal ceiling with lantern and massive marble display slabs that were complemented by a tiled dado" (Laurie, 1995: 26).
