The place is rare as it captures the main elements of the town that were established during the interwar period of growth that Kulin experienced.

The place has social value as it contributes to the community’s sense of place.

The precinct represents the development and growth of Kulin after World War I.

Physical Description

Residence- The timber framed and weatherboard clad building has a gambrel roof with a gable on the front protruding room. A return verandah extends down the north side. The verandah is a separate roof at a lower pitch than the main roof. It is a substantial home for the period in Kulin.

History

In the Kulin area, the first pastoralist was Michael Brown from Narrogin. He recognised the value of a permanent water source and in 1905 took up a pastoral lease over an area including the Kulin Rock Soak. Many more pastoral leases were taken up by farmers who had already settled further to the west.

The decline in the gold rush in the 1910s saw people being attracted to the land for settlement and farming. It also meant that there was available labour and settlers to cultivated and settle land.

With the completion of the railway to Kulin in 1915. Settlement established around the sidings along the railway line.

After World War One the post war food shortage in Europe resulted in a huge demand and increased price for wheat. The governments of Mitchell and Collier were committed to the expansion of the wheat industry. One of the programs was the Soldiers Scheme resettlement program which meant an influx of new settlers in the Kulin district and the subsequent development of the town at this time.
