417 Hay Street is a single storey commercial building with very restrained detailing to the parapet.
The simple flat, capped parapet features three simple posts with triangular mouldings to the caps. These sit over two recessed panels and a moulded cornice.
What would have almost certainly been a traditional verandah has been replaced by a suspended boxed awning. The shopfronts have also been fully replaced since the mid-twentieth century.
The readily available evidence suggests this building was constructed in c.1920. Over time, some of the occupants included:
415 Hay Street
1920 & 1925: Stuart & Laver, wire mattress works (occupying 415-417)
In 1919 Stuart & Laver had been occupying the adjacent property, 419 Hay Street. In December 1920 they advised that all of their goods were labelled “Made at the Non-Sag Mattress Works, 415 Hay-st., Subiaco. Patent No. 11236.”
Following George Stuart’s death in 1928 the business was advertised for sale. It was subsequently carried on by George Charles Laver, who relocated to Cannington in 1935.
1930: Charles Laver, wire mattress works (occupying 415-417)
1935: Miss A Georgiades, tailoress
1940: Not listed in the Post Office Directory
1945 & 1949: Henrietta Stella Bean, home duties, and Henrietta Rose Bean, caterer
2012 & 2022: Taking Shape, women’s clothing (occupying 415-417)
417 Hay Street
1921 & 1925: Stuart & Laver, wire mattress works (occupying 415-417)
1930: Charles Laver, wire mattress works (occupying 415-417)
1935 & 1940: J T Fry, cycle works
James Thomas Fry had established a cycle shop in Rokeby Road in c.1915, and members of the family operated this business in various locations in Subiaco until c.1940.
1949: Edris Joyce Doreen Warburton, home duties
2012 & 2022: Taking Shape, women’s clothing (occupying 415-417)
The parapet has a high level of authenticity.
The boxed awning and shopfront have a low level of authenticity.
The main facade appears to be generally in fair-good condition commensurate with the age of the building (based on streetscape inspection only).

Contributes to the significance of the heritage area.
This place provides important evidence about the diversity of retail development within the Heritage Area which, in addition to large landmark buildings, also included a large number of modest single storey shops.
Historically it helps to illustrate the consolidation of this section of Hay Street as an integral part of Subiaco’s commercial centre in the early inter-war years.
The place forms part of a largely continuous group of early twentieth century (c.1898-1926) commercial premises along the southern side of Hay Street, extending from 391-437, with a complementary row of seven shops and a former picture theatre opposite (424-440 Hay Street). This group clearly illustrates the manner in which buildings that are diverse in scale and detailing combine to create the strong heritage character that underpins the Rokeby Road and Hay Street Heritage Area. They also create a distinctive entry to the Heritage Area from the east.
